February of 2023 saw a 25% decline in homes sold versus 2022, with 387 homes sold in 2022 while only 216 were sold in 2023. The average sale price, however, was up over $18,000 while it took 8 days more on average for the houses to sell.

Franklin County had the highest average sale price in February, $580,630 up 48% versus last year, this is typically attributed to the sale of lakefront homes on Smith Mountain Lake. The City of Roanoke had the most homes sold at 68 and the least was Salem with 9 down 71% from 2022. Botetourt County saw the largest increase in homes listed for sale at 31 up 72% over last year.
